Planning for Off-Season Projects
With water and electricity turned off, there are several important considerations for any lot owners or contractors looking to undertake projects during the winter months:
Electricity Needs: If your project requires electric power, you will need to supply a generator. Please note that we cannot turn on power for specific lots during this period.
Water and Restroom Facilities: The only available water and restroom facilities will be located outside the office. Make sure to plan accordingly!
Utility Marking is Essential. Given that water, sewer, and electricity are inactive, it’s crucial to have utilities marked before any digging. Striking a dormant line can lead to significant issues during start-up, possibly requiring disruption of new construction and complicating access.
If you discover any evidence of an underground line being struck while working, please contact the General Manager immediately.
Important Utility Marking Information. When RBMC maintenance performs utility markings, they cover water, electricity, and sewer. However, please note that cable and telephone lines require separate contact with their respective contractors.
Navigating a Work Zone. When entering the park during the off-season, keep in mind that you are entering a work zone. Here’s what to expect:
*** Some roads may be blocked, and certain lots may be temporarily inaccessible except by foot.
*** Excavation projects could be in various stages of completion, with brush piles and uneven roads present.
*** While maintenance plans to complete all jobs, clean up, and pave or seed before the start of the season, remember that the final completion of one phase may depend on the preceding stages.
Stay Safe and Patient. As you navigate through the park, exercise reasonable caution in areas where work is being done. Please be patient with detours and respect any taped-off areas. Your understanding and cooperation ensure a smooth transition into the busy season ahead.
